For new contracts in 2026, the middle segment runs through 186 points and a maximum initial rent of €1,228.07. Private-sector classification also depends on the initial rent and applicable contract rules.
02 / DETAILS
Under the 2026 table, a multi-family home receives 11 points for EPC D and 37 for EPC A: a difference of 26. The actual EPC must first be achieved and registered. Other WWS components, the WOZ cap and the rental rules can change the final outcome.
