Does 187 points automatically mean private sector?+
No. The initial rent, contract date and applicable rules also matter. The WWS calculation is an essential part of the assessment, not the only condition.
Can a better EPC add enough points?+
Sometimes, but only if the improved EPC is actually achieved and registered. Royal Label can calculate scenarios without promising the outcome in advance.
Why is an on-site measurement useful?+
Small differences in usable area, amenities or outdoor space may affect the total. A defensible calculation starts with accurate input.
